Land planning, backbone work, and construction on one schedule

Master-planned communities in Southern California

Land Development Specialists LLC manages master-planned community development in Southern California, including Orange, Riverside and Los Angeles counties, from acquisition review and land planning through infrastructure, approvals and construction. Brian Woods has worked on more than eight master plans, about 6,000 lots in all. Call (760) 271-1081.

What the work includes

  • Scale

Master plans of about 1,000 to 2,000 homes or units. Apartment master plans run about 1,000 to 1,800 units. Brian has worked on more than eight master plans, about 6,000 lots in all.

  • What the work covers

Acquisition evaluation, land planning, infrastructure planning, approvals, and construction.

  • Backbone and tracts together

One master schedule ties backbone roads and utilities to the work inside each tract, so crews can overlap in separate areas while access, quality, and inspections stay under control.

  • Amenities by phase

Parks and shared facilities need a completion date, access, and an owner. On single-family projects they are often handed over to the homeowners association in phases.

Bridges, reservoirs, sewer lift stations, and pump stations can come with a master plan. One subregional lift station Brian worked on can serve about 3,800 units, including the 1,400-unit community being built.

Infrastructure costs can sometimes be reimbursed, depending on the agency and the agreements. Brian has worked on Community Facilities District (Mello-Roos) reimbursements and on water-district infrastructure agreements, including fee credits. Eligibility is set by the agencies and the project's agreements.
